Right to Repair
The “Right to Repair” was implemented to give tenants an entitlement to have certain repairs completed within a guaranteed timescale. If this timescale is not met then you are entitled to:
● Request the name of another contractor to carry out the repair
● Receive compensation from the Association
The ‘Right to Repair’ only applies to certain repairs with a value of up to £350.00. If the Association does not complete the repair within the agreed timescale tenants can receive £15.00 compensation, with a further £3.00 for every working day that repairs are late, subject to a maximum payment of £100.00. The “Right to Repair” does not apply if there are
exceptional circumstances, beyond the Association’s or contractors control, which prevents the repair being carried out.
Tenant’s must allow the Association access, if required, to their home to complete an inspection prior to organising the repair.
Some examples of repairs that are included in the “Right to Repair”. The timescales quoted are working days after inspection has been carried out.
● Blocked flue to open fire or boiler 1 DAY
● Loss of electrical power 1 DAY
● Partial loss of electrical supply 3 DAYS
● Loss or partial loss of gas supply 1 DAY
● Loss or partial loss of spacing heating
where no alternative is available 1 DAY
● Loss of water supply 1 DAY
● Mechanical extractor in interior kitchen
or bathroom not working 7 DAYS
This list is not exhaustive and there are strict conditions that apply before the “Right to Repair” can be applied.
