Selling your Property
It is important for all owner occupiers to be aware that if you are selling your property, your solicitor MUST notify our Finance department as soon as you have agreed a date of entry with the incoming owner. A final account is then prepared and passed to your solicitors for payment .
Your solicitor will then forward a cheque, made payable to Linthouse Housing Association, as soon as the sale is concluded to clear your account. Commercial and private owners renting out their properties are asked to notify the
association of the leaseholder’s / tenant’s names and of any changes.
WHAT SHOULD I DO IF I HAVE AN OUTSTANDING ACCOUNT?
If you have an outstanding account then you must contact our Finance department to agree an affordable repayment agreement to reduce your debt over time. Failure to repay a factoring debt can lead to the debt being passed to a debt recovery agency. If this course of action occurs then this can affect your future credit rating. All associated costs will also be added automatically to your account.
Failure to settle your account in full will also lead to your buildings insurance being cancelled. Failure to maintain this cover for your own property will breach any agreement with your mortgage lender.
HOW DO I QUERY A BILL OR MAKE A GENERAL ENQUIRY ABOUT FACTORING?
All relevant queries should be made within 14 days of receiving the relevant invoice. If you wish to inspect any of the invoices for which you have been recharged then these will be available for inspection during this 14 day period. If you have a query on an account then this should be notified to our offices as soon as possible following receipt of the account and certainly within 14 days. If your query relates to a maintenance issue (rechargeable repairs, cyclical maintenance,
environmental works, stair lighting) or housing management (stair cleaning ) then you should contact this department directly and then advise our Finance department of your query in order that we can update your account accordingly.
